HOUSEBOAT OVERNIGHT RENTAL PROCEDURES

Please be sure to read over these terms and conditions and safety instructions and make sure everyone in your party
is aware of these guidelines:

Standard Boat Rental Agreement Form : must be completed and signed to accompany this reservation agreement.
Check in: (2:00pm)
Access Codes and Keys:  The houseboat will be located, and transportation to and from it will be as agreed upon in
advance and stated on the attached standard boat rental agreement form.  Access is through the rear slider door, via
padlock. The padlock key is inside the key pad box mounted next to the door. The key pad code will be given to you
upon receipt of the signed rental agreements and payment in full.
Cancellation Policy: 30 day cancellation policy - no refund within 30 days of arrival date. Cancellations prior to 30
days are subject to a $50.00 cancellation fee. Cancellation due to impending inclimate weather (i.e. tropical system,
dangerous winds) is fully refundable.
Payment:  Deposit is due at time reservation is made to secure dates.  Remaining balance is due in full 30 days prior
to arrival.  We accept Visa, MasterCard, Discover, and American Express credit cards, cashiers checks, and personal
checks.  Damage deposit is refundable given there is no damage to the houseboat and no missing items.  Refunds will
be mailed within 1 week after checkout.  
Rental Capacity:  Please note the maximum number of adults this unit will comfortably sleep is 4. The maximum
number of occupants allowed, including children, is 6.
Phone Calls: There is no telephone service provided on the houseboat. Strong cell signal from most national carriers
is available.
Emergency Contact:  Call 911 from your cell phone, if available.  A portable VHS marine radio is available onboard
the houseboat for emergency use only, and located inside the
upper deck lifejacket box.  Directions for use are
attached to the radio. Your GPS location will be supplied upon arrival. An emergency flare kit and air horn are
also
available in upper deck Life Jacket storage box.
Life Jackets:  For your safety – life jackets and throw cushion are located on upper deck in box marked “Life
Jackets”.  Please return to box (dry) and secure bungee on lid when not in use.
Kayak:  Feel free to safely use the kayak.  Please keep it tied securely to the boat at all times, and be sure to secure
the paddles when not in use.  Please wear life jackets and put them back in upper deck box where you found them
when you are done. Use is at own risk.
Personal Watercraft:  If you are using your own personal watercraft during your stay, please securely tether off one
of the rear houseboat cleats using a long line to prevent contact damage to either craft.
Water Pump and Bathroom:  The water pump switch mounted in front of the kitchen sink must be turned on for water
use at the kitchen sink, bathroom sink, and shower. TURN ON ONLY WHEN IN USE, AND LEAVE OFF WHEN NOT IN
USE! (There is another pump switch located at the rear deck washdown area). The houseboat has 4 – 50 gallon FDA
approved fresh water holding tanks, and conservation is the name of the game! The water heater has a 6 gallon tank
capacity, so enjoy your hot shower quickly, and allow time between showers for reheating.
Portable Toilet: Pull out the white lever on the front of the unit to open storage tank prior to use.  After use, rinse bowl
by pushing button on top left in short bursts for rinse water. Push white lever back in to close tank.  The holding tank
holds 5 gallons, and the fresh water tank holds 3 gallons – so here again, conservation is the key!  Please, no feminine
products allowed in toilet. The indicator will begin to change from green to red as the tank approaches capacity.
Electricity: The houseboat utilizes an eco-friendly, self sufficient, 12volt inverter/battery storage solar power system.  
Under normal usage, this state of the art electrical system will furnish all necessary power, and recharge itself.  After an
unusually cloudy day, or with heavy electrical usage – if the inverter senses a lowered state of output – the 110 volt
outlets will shut down, but the 12v ceiling lighting will remain powered.  To turn on the
2 interior and 1 exterior 110v
outlets, turn
on the inverter located on the interior starboard side (kitchen side) of the rear slider door. The exterior
110v outlet
is a separate exterior GFI protected outlet, and useful for safe upper deck lighting.  Again, conservation is
the key! Always turn the red switches off when not using 110v power, and whenever leaving the boat!
Air Conditioner:  The A/C units will run on shore power or generator power only, and are the largest consumers of
electricity. See "Generator Safety and Procedures" sheet for proper shore and generator power usage. We
recommend the A/C only be run during the night for comfortable sleeping. Close all windows and window shades and
turn unit on an hour or so before bedtime to cool down cabin for sleeping.  If only using the rear bedroom area for
sleeping, closing the privacy curtain will allow the unit to quickly cool the room and reduce generator fuel consumption.
Again – conservation is the key!  Try using the provided floor fans first!  There is no heater on the houseboat.
Gas Range/Refrigerator:  The undercounter refrigerator will be operating, and the oven pilot will be lit prior to your
arrival. Oven use simply requires turning oven control knob (far right) to desired level, and you will hear it light.  Top
burners require manual lighting. Hold match over burner while turning control knob to light (far left knob for left rear) –
then adjust flame to desired level. Be sure control knobs are turned to off at all other times!  You may find that an
additional cooler for more cold items/ice may be needed (stored easily on outside deck).
Fire Extinguishers: Located on outside upper deck, outside rear deck, and in kitchen area.
Smoke Detectors: Located inside front living area and rear bedroom. CO detector located in kitchen.
Hide-a-bed: The rear bedroom sofa converts to a double bed to comfortably sleep 2 adults. Raise folding rear door
step and move the two chairs to the forward living area before opening.  After opened, store the cushions in the cavity
below the sofa back. Sheets and pillows are located in the lower berths area.
Lower Berth Sleeping Quarters: The two lower berths are oversized twins, and can comfortably sleep 1 adult each,
or be shared with a child. All sheets, pillows, towels are stored in this area.  This is also a great area to store your
luggage/groceries/personal effects out of the way if not in use.   
Towels and Sheets: a set of sheets/pillows for each berth, and 6 sets of bath/hand/wash towels, as well as kitchen
dish towels are included with each charter. No linen service is provided. All towels are to remain INSIDE the houseboat
at all times - Do not use towels on outer decks, kayak, or beach!
TV/DVD Combo:  The TV works by remote control and receives local stations from antenna mounted on upper deck:
Channel 11 (ABC), 20 (NBC), 36 (FOX), and 46 (CW). The DVD player is built-in on right side of TV and works from
same remote.   
Satellite Radio:  The satellite radio works by remote and receives xm/sirius radio from receiver on upper deck.
Internet WiFi Connection:  WiFi usage will be as agreed upon in advance and terms/rates stated on the standard
rental agreement form. The mobil WiFi unit, instructions for usage, and access password will be provided upon receipt
of the signed rental agreements and payment in full.
Garbage:  A small trash can is located under the kitchen sink. Large plastic garbage sacks are provided for transfer to
when this can is full.  Store large sacks on rear deck (secured, closed, and tied) for pickup after your stay.  
Gas Grill (located on front deck):
To turn on,
turn on provided gas bottle, turn knob to “HI” while holding match/llighter in lighter hole over burner. Adjust
level as needed - usually "low" heat is all that is needed. After use, close gas knob
and gas bottle to off position.
Other houseboat Rules:  No smoking while on the houseboat. Be sure all windows and doors are closed anytime you
leave the houseboat. No pets are allowed on the houseboat at any time. Minimum age requirement of 25 years old to
rent houseboat.  Houseboat is to remain at anchor at all times during this rental, unless a licensed USCG Captain is
onboard, or navigational rental is agreed upon in advance and stated on standard boat rental agreement form! NO
parties, weddings, wedding receptions, etc. For your safety, always remain inside the houseboat during any lightning
storms. No Diving off houseboat! Keep off upper forward deck as solar panels are very expensive and easily damaged.
Do not use any indoor furnishings, towels, cushions, etc  on the outside of the vessel. Failure to follow house rules will
result in forfeiture of deposit, and immediate termination of lease with no refund.
Damage:  Lessee has full financial responsibility for damages due to misuse, negligence, or missing items.  The
houseboat is checked after each guest leaves.
Litigation:  Should litigation arise as a result of this contract or use of this property, both parties, lessor, and lessee
agree that either Seminole, Orange, or Lee County, Fl shall be the site of jurisdiction for any and all lawsuits.
Check out: (10:00am)  
Please strip all beds of linens (this does not include bed pads unless needed) and place linens and all used towels
inside shower stall. Wash any used dishes and place back in cabinets. Be sure anything you used is placed back
where you found it. Turn off all interior and exterior lights and the two red power inverter switches. Place all trash bags
on rear deck, secured and tied. Close all windows and doors. Exit through the rear slider door. Lock the padlock on the
slider door and place the key back inside the keypad box.

The houseboat is stocked with basic kitchen utensils, cookware, coffee pot, dishes for 4 persons, 6
bath/hand/wash towels, dish towels, sheets, pillows, eco-friendly dish soap, eco-friendly household
cleaner, garbage bags and toilet paper. Also provided: a hotel sized eco-friendly facial soap,
shampoo, and body lotion by
PRO TERRA. Here is a suggested list of items you may wish to bring:
